DIRECTOR PRECONSTRUCTION

Position Summary

Hopkins | Lacy, a Branch Company is searching for a collaborative and driven Director of Pre-Construction to join our well-established, growing Mechanical, Electrical and Plumbing (MEP) Business Unit. The Director must exhibit a thorough working knowledge of commercial, institutional, primary and secondary education construction as related to all disciplines and phases of construction. This Director of Pre-Construction will be leading all aspects of preconstruction, including Business Development and Estimating. This is a leadership role and reports to the President.

Duties/Responsibilities

  • Developing and enhancing relationships with Owners, General Contractors, subcontractors and vendors during all aspects of preconstruction.
  • Executing accurate, detailed and complete conceptual / budget, preliminary contract and final estimates and presenting these with a team approach.
  • Producing accurate estimates from conceptual and schematic drawings.
  • Producing detailed final contract estimates with complete documentation and presentation.
  • Reviewing estimates with project managers, superintendents and other estimators in a collaborative environment.
  • Lead proposals on alternative deliver projects (i.e. design-assist, design-build and other similar procurement types).
  • Tracking and documenting historical data for future use.
  • Ensuring, directly or through support, the development of comprehensive and concise subcontract scopes of work and terms and conditions.
  • Conducts post-bid investigation on lost projects to ascertain reasons for losing (i.e. subcontract awards from low bidder differing from our apparent low subcontractors).
  • Provides training, support, and management for other estimators.

Duties/Responsibilities Cont.

  • Reviews estimates in detail with Business Unit Leaders and/or Project Teams prior to submission.
  • Has a positive and progressive vision of achievement.
  • Managing quantity take-offs, pricing, scoping and bidding of construction projects.
  • Soliciting and developing relationships with subcontractors and suppliers.
  • Pricing subcontractor, supplier and self-performed scopes of work.
  • Assessing site exposures/construction risks to appropriately analyze, cost and reflect these in an estimate.
  • Assisting in material selection, bid strategy, and estimate presentation.
  • Identifying constructability issues through the estimating process with collaborative input.
  • Identifying value-engineering alternatives with the project team.
  • Responsible for adding, maintaining CRM system information.
  • Assist and provide information for annual business plans and planning.

Qualifications

 

  • Bachelor’s degree in building science, construction management or engineering, preferred; or equivalent experience.
  • 15 years of industry experience in various types and phases of new construction and rehabilitation, including mechanical, electrical and plumbing systems with a minimum of 5 years working on a project.
  • Self-motivated, self-starter, who demonstrates the ability to manage time effectively.
  • Life-long learner looking to grow your knowledge and skills.
  • Ability to work with Owners, Architects, General Contractors / Construction Managers, Subcontractors, Suppliers, and other Branch Leadership, including Project Managers and Superintendents.
  • Highly organized, efficient, detail oriented and accurate.
  • Strong leadership, communication and people skills.
  • Strong computer skills in Excel, Project, Outlook, Word, Outlook, PowerPoint, Databases and estimating programs.
  • Ability to read and interpret specifications, drawings, capital improvement budget from clients.
  • Ability to communicate technical information in writing.
  • Capable of synthesizing cost data from a wide range of sources into a conceptual estimate.
  • Ability to anticipate and account for potential quality, safety, productivity and schedule implications in the production of the estimate.
  • Understand and embrace Branch’s core purpose, values, and preconstruction process.

Position Type/Expected Hours of Work

Office days and hours are Monday through Friday, 8:00 AM to 5:00 PM, or as required to complete work timely.
